FREQUENTLY ASKED QUESTIONS:

  • Why do I need a home inspection?

    • A home inspection is an integral part of the home-buying experience.​  The purpose of the home inspection is two-fold: First, the home inspection will provide the potential home buyer with knowledge about the functionality of the many systems and components within the home.  The focus will be on any material defects observed at the time of the inspection of all visible and accessible systems and components, according to the NJ Standards of Practice (detailed in your Pre-Inspection Agreement).  Second, the home inspection will help familiarize the potential home buyer with these same systems and components, creating a better understanding of how best to maintain them in the future.

  • Should I attend the home inspection?

    • Yes, it is strongly recommended that the client/buyer attends the home inspection.  As discussed earlier, a home inspection familiarizes the potential home owner with his or her future home.  While the home inspection report will highlight and prioritize areas of the home that need to be addressed, during the inspection the home inspector will speak to the functionality of many of the systems and components in the home and provide information on how and when to maintain these systems and components.​  Your home inspection report will still contain home maintenance tips and suggestions, but many people find it to be more informative in person.

  • What should I bring to the home inspection?

    • You should bring the following to your home inspection:​

      • A signed copy of the Pre-Inspection Agreement

      • A form of payment (check or cash)

      • A notebook, tablet, or mobile device for any note-taking you wish to do during the inspection.  While the pertinent information from the inspection will appear in the inspection report, many people like to jot down their own notes or thinking while going through the home inspection with the inspector.

  • What will my home inspection report look like?

    • Your home inspection report will be a ​digital report that specifies the material defects discovered in the home at the time of the inspection.  These will be categorized according to the different areas of the home and can be accompanied by pictures for a better visual understanding.  The report will also include an overview, or summary, of the major areas of concern, as well as tips and suggestions for maintaining the home and its systems and components on an annual basis.
